Definition: A warranty in construction typically refers to either a materials or labor warranty. A roofer may pass on the manufacturers 30 year warranty on the shingles she just installed as well as a 5 year warranty on the labor. Many new homes come with a limited warranty in which the homeowner must list any major problems to the builder. This is sometimes known as the 11 month anniversary of the closing in which the builder has one month to respond and make any necessary repairs.
